“Move-in/move-out clean, 1,600 sq ft, 3 bed, 2 bath, oven and fridge inside, we bring supplies, two cats.” AI recognizes the trade and extracts square footage, cleaning type — standard, deep, move-in/move-out, post-construction or commercial — bed and bath counts, frequency, pets, whether supplies are included, and add-ons like appliance deep-clean or window cleaning.
Your rates set the price
Cleaning bills per square foot: roughly $0.10, $0.18 and $0.30 across budget, recommended and premium on the default rate card, with a $120 minimum. Deep and post-construction cleans add ~40%, move-in/move-out ~25%, oven or windows ~10% each — every adjustment on its own line you can edit. Deterministic rules, every time. Mention how often — weekly, bi-weekly or monthly — and the estimate includes a recurring discount line (about 15%, 10% and 5% on the defaults). AI writes the scope and the exclusions (exterior windows, carpet shampooing, biohazard and hoarding situations, pest control), you send, and the accepted estimate becomes an invoice in one click.
