The area rate does the math
About $0.15, $0.30 and $0.50 per sq ft (roughly $1.60, $3.20 and $5.40 per m²) across budget, recommended and premium on the default rate card, with a $150 minimum. Siding adds ~20%, roofs ~50% and decks ~15%; heavy staining ~30% and sealing ~60%. Rules only — the AI never sets a price. Set your own rates in Settings → Rates.
AI writes the scope — and what's not guaranteed
Repairing damaged surfaces, guaranteed removal of oil, rust or paint stains, paint stripping and moving cars or furniture are written out as exclusions. Review, send, and invoice it when the job's done.
AI reads the job and writes the document. Rules do the math from your rates plus standard adjustments — the AI never sets a price.
